We appoint an experienced Leasing Manager to every vacancy and work to a simple benchmark: any well‑priced property should lease within two weeks—protecting your cash flow and securing quality, long‑term tenants.

We actively curate a trusted panel of contractors who prioritise our clients, balancing cost, compliance and workmanship. That means faster responses, quality repairs and fewer long‑term surprises for your property.

Lease Renewal

Last‑minute renewals and rushed paperwork are where many landlords lose rent and fall foul of legislation. Our overhauled renewal process means 95% of leases are finalised at least 60 days before expiry, with a full rent review and compliance check built in—reducing vacancy risk and protecting both your income and your obligations.

Rent Arrears

Inconsistent follow‑up on late rent quickly snowballs into serious arrears. With automated reminders, clear escalation rules and a team who take the time to explain expectations, our 14‑day arrears sit at zero and 7‑day+ arrears hover around 1%—keeping your cash flow predictable and stress low.

QCAT Experience

Tribunal matters often go wrong before the hearing—with incorrect notices, missed deadlines and poor documentation. While we can’t provide legal advice, our experienced property managers are meticulous about process, paperwork and timeframes. How to change over

Switching is simple.

Most Form 6 agreements only require 30 days’ notice. If your property is currently vacant, you can appoint a second agency to lease it. Once you give us the go-ahead, we’ll handle the transfer for you.
